Testing answers whether there is growth, how much of it there is, and where the water is coming from. That third question is the one that decides whether the problem stays fixed, and it is why remediation without a moisture survey is money wasted.
We sample and survey together. The meter and thermal camera go over the ceiling under a roof cooler, the wall behind the shower, the base of exterior walls where a slab leak has been wicking, and the floor of a manufactured home, which is where the growth in this county tends to be hiding.
Results come back from an independent lab and you get all of it, with the moisture map and an explanation. If there is nothing to remediate we tell you that and send an invoice for the test rather than inventing a job. Where material is wet but not yet grown, the answer is structural drying and nothing more. Tenants and landlords both use these reports, and our guide to ceiling leaks in rentals explains how they are used.
Technician insight
A musty smell that appears when the air handler kicks on almost always means growth in or near the unit. That is the first place we sample and it is right more often than not.
